What Can a Buyer Ask For After a Home Inspection in Oklahoma?
One of the most misunderstood parts of selling a home is the inspection period.
I am Jennie Wolek with The Wolek Group at Keller Williams Realty in Tulsa. So often, our sellers worry that the buyer is about to hand them a massive list of every single thing they want upgraded or improved in the house.
Let's clear the air and demystify the inspection process so you can stay calm and strategic when those results come in.
What Does a Home Inspector Actually Do?
First, it is important to understand that the home inspector is hired by the buyer. Their job is to evaluate the physical condition of the property. They are going to look closely at the structure, the roof, the plumbing, the electrical panels, the HVAC system, and all the other major components of the home.
After the evaluation, the inspector will write up a comprehensive report detailing everything they observed. This includes any defects, cosmetic, and simply informational items.
Here is the key thing every seller needs to understand: Not everything in an inspection report becomes a repair request!
What is a TRR?
Once the buyer receives the inspection report, they must choose which specific items (if any) they actually want to bring to you. They do this by submitting a document called a TRR, which stands for Treatments, Repairs, and Replacements.
What Can the Buyer Actually Ask For?
In our standard Oklahoma real estate contract, the buyer is only supposed to request repairs for items that are considered "not in normal working order."
These are defects that have a material, adverse effect on the value of a system or component. In plain language, this means a buyer can ask you to fix things that are:
- Broken
- Failing
- Creating a safety issue
Buyers should not use the TRR to ask you to remodel a bathroom, replace an older (but perfectly functional) appliance, or fix minor cosmetic issues that were clearly visible when they made their original offer.
How The Wolek Group Protects You
The truth is, an inspector is almost always going to find something. It is not a personal attack, and it is not a reflection on how well you have maintained your home—it is just the nature of the process. What truly matters is how we navigate what comes next.
When you work with The Wolek Group, our team will review every single item on the buyer's TRR. We will tell you exactly what is reasonable, what is not, and what your options are. We even help you gather contractor bids so you know what things will cost before you commit to anything.
If you are looking to sell a home anywhere in the northeast corner of Oklahoma, our team is here to help you navigate every step of the process. Reach out to us today!
