I’m Jennie Wolek with The Wolek Group, and here is your quick, easy-to-read reality check on what is actually happening right here in Tulsa for early 2026.
The Numbers: More Homes, Slower Sales
While many expected a huge surge to start the year, extreme winter weather and a shifting market gave us a slower start.
Here is what happened locally:
- 800 Homes Sold
- 1,078 Homes Under Contract
- 1,358 New Homes Listed
The Takeaway: We have a lot of new homes hitting the market! This is great news for buyers who need options, but it means homes are taking a little longer to sell.
The Math: How Long Does It Take to Move?
Right now, the average time it takes to get a home under contract is 52.7 days (up 10% from last year).
If you are planning to move, keep this math in mind:
- 52 Days (to find a buyer) + 45 Days (to close the loan) = about 90 to 100 days total.
If you have a strict timeline, you need to start planning now!
For Sellers: Price it Right from Day One 🛑
The days of pricing a home sky-high "just to see what happens" are over.
Today’s buyers are smart. They look at the data and tour homes online before ever stepping foot in your house. If your home is priced too high right out of the gate, buyers will just keep scrolling. To win in 2026, you must price your home accurately from the very beginning.
