2025 Market Snapshot: A Return to Growth
The final numbers are in, and the trend line is green. Compared to 2024, we saw increases across the board:
- Closed Sales: UP 7.24% (That’s ~500 more families moving!)
- Active Inventory: UP 11.55%
- Average Sales Price: UP to ~$321,000 (+4% appreciation)
This 4% steady appreciation is exactly what we want to see—sustainable growth that builds wealth without pricing buyers out of the market.
The Shift: More Choices, Longer Timelines
The biggest change you will feel in 2026 is the pace.
- Average Days on Market: Increased to 42 days (up from 38).
- Inventory: With 11% more homes for sale, buyers finally have options.
For Sellers: The days of throwing a wild price on a listing and getting multiple offers in 24 hours are over. Competition is higher. If you bought at the peak (2020–2022), you need a realistic pricing strategy to sell in this adjusted market.
For Buyers: This is your window. With inventory up and interest rates dipping just below 6%, you have more negotiating power than you’ve had in years.
The Stat That Will Shock You
Who you hire matters more than ever. According to recent data from the National Association of Realtors:
71% of all licensed real estate agents did not sell a single home last year.
