Lead Time Leads to Success: Let us help you sooner than later…

Hi! I’m Jennie with The Wolek Group in Tulsa, OK! We love assisting our clients through this exciting process called real estate and we’ve learned that more lead time leads to successful time lines with our clients.
Seasonally, year after year, there tends to be an uptick in real estate transactions in the spring and summer months. We’re starting to hear from many of our clients who are ready to GO and we can’t wait to help them and YOU! We’d love to help you sooner, rather than later and here’s why…
We’ve found that many of our clients may be ready to get started now AND they may not understand that there are a lot of things to do in advance to actually be ready to make a move. That’s why lead time and timelines really matter
To help explain the importance of connecting with us sooner than later, I thought I’d share some of the process and important points of buying, selling or doing both at the same time! Here are 3 things to consider:
First: If you would like to or have to sell your home in order to buy your new home we call this a contingent contract. Which means you are selling and buying at the same time.
We are pros at assisting our clients with the complexities of contingencies and managing them with as little stress to you as possible.
As you may imagine, timelines are very important to map out in this scenario.
We will need plenty of time to meet and determine the market strategy and price, to help you determine any repairs or updates that may be needed, to assist you with staging, professional pictures and determine the “go to market” price.
Next: It’s true, when buying a home you will need funds for down payment and closing costs. Everyone has a different situation and there may be many different options for you.
Closing funds could come from your savings, from your current property (like we already discussed) or even as a gift!
Also, your closing costs, which are your lender, title and pre-paid fees, could be negotiated with the seller!
Lastly- It’s important to understand the actual time that it takes to buy or sell a home. Here are a couple examples to consider:
For a Buyer: IF you found your perfect home today and you had already connected with a lender (if you’re getting a mortgage) then it would take around 45 days to get to the closing table. Do the math and look at the calendar to see the reality of your move. How’s that look for you?
Now if you are a seller: and IF we listed your home today and we had already met to discuss the market, assisted with staging, professional pictures, then it would take around 45 days for the closing AFTER we attracted a buyer. Depending on the market and your area, we’d evaluate the average days on market to help you determine a realistic timeline.
In the end, you can see that the more lead time we have to meet and discuss your plans the better! Not only is it critical to set you up for success, it will also reduce lots of stress.
